Thank you for your interest in Employee Housing at Winter Park Resort. As of November 1, 2012, all available employee housing units have been reserved and assigned.

If you are in need of housing for the 2012/13 winter season, we suggest the following steps:

1. Check the Classified Ads in our local newspaper, the Ski Hi News for available rentals and/or roommates wanted.
2. Check the *high rockies* section on Craigslist, using search parameters for rentals in the local towns of Winter Park, Fraser, Tabernash, Granby, and Grand Lake.
3. Post any notices of your interest on community billboards and resort employee billboards to get your message out to any landlords or potential roommates
4. Contact your Supervisor and/or new Co-Workers to get the word out and make sure everyone knows you’re looking for housing!
5. Send an email to Dane DeVoy, Employee Housing Supervisor stating "I would like to be formally added to your Employee Housing Wait List." Your name will be added to our list, which is handled in dated order of each request, and can be an option if some tenants drop out. Do not count on this wait list as your only solution. NOTE: If you are already confirmed in employee housing, please feel free to leave detailed emails with any questions, of stop by the Winter Park Resort Employee Housing office Monday – Friday between 8:30am and 4:30 pm. The Employee Housing Office is located in the Administration Building, 1st floor, Winter Park base.


The best time to find housing for the winter season is in August or September. It can be more difficult as the season approaches.

The most common accommodations are condominiums. It is best to come with friends to share a place. Two bedroom units will normally rent from $800-$1200 per month. Utilities may or may not be included. During our winter season a free employee shuttle as well as regular free resort shuttles run to and from the resort from employee housing properties in Winter Park and Fraser. Shuttles are not offered north of the town of Fraser into Tabernash, Granby, or Grand Lake.

Winter Park Resort has a limited number of employee housing units including condos, Winter Park Mountain Lodge, the Fireside Inn, and houses (see tabs below). Rent is around $265 - $450 per month, per person including utilities. A security deposit of between $250 - $400 and first month's rent are required in advance to move in.

Applications for employee housing may be made with your supervisor after you have been offered and have accepted a position with Winter Park Resort. Housing is based on supervisor recommendation.

Employee Condos

WPR has various condominiums in the valley. All of the units are in Fraser, which is approximately 5 miles from the ski area.

About the Units
The units are usually two bedroom, two bath; housing one or two employees per bedroom. The condominiums are approximately 800 square feet in size.

Price
There are usually a total of 3-4 employees per unit. Costs range from $325.00/month per person to $450.00/month per person, depending on the unit and room choice. In some of the units, electricity is an additional expense. Employees are responsible for arranging and paying for their own cable and phone.

About the Town
Most of the units are walking distance to a laundry facility. Fraser has a population of approximately 750 residents. It has restaurants, shops, bars, a library, and a large grocery store.

Transporation
Our condominiums are serviced by the Lift Shuttle service, contact Human Resources for a bus schedule.

Fireside Inn

The Fireside Inn is a former motel owned by WPR in Tabernash, approximately 9 miles from the ski area.

About the Units
The units are mini-suites with two beds in the bedroom, a kitchenette and a bathroom. The units at the Fireside are approximately 400 square feet in size. There are two employees per unit.

Price
The cost is $265.00/month per person. This cost includes all utilities, such as electric, gas and water.

What's Included
There is a television with satellite dish reception in the common area as well as free WIFI in all of the rooms. The common area also has a coin operated washer and dryer.

About the Town
Tabernash is a very small town with post office, convenience store and one restaurant.

Transportation
The Fireside Inn is NO LONGER SERVICED by any shuttle service. Please plan on having a car or a roommate with one to get to and from work.

Employee Houses

WPR has 10 houses in Granby built in 1998. They are in a subdivision called Grand Meadows. Granby is approximately 20 miles from the ski area.

About the Units
The houses are three bedroom, two bath with a total of 4-5 employees per house. The houses are 1067 square feet in size.

Price
The cost for your own bedroom is $395.00/month per person and $315.00/month per person for a shared room. This includes most utilities, trash pickup, and snow removal from the driveways. Snow removal from the sidewalks is the responsibility of the employees. Tenants may be required to pay a portion of the natural gas bill. Employees are also responsible for arranging and paying for their own cable and phone. Each house has its own washer and dryer.

About the Town
Granby has approximately 1,000 residents. It has various restaurants, shops, bars, a library and a large grocery store.

Transporation
Our Houses in Granby are NO LONGER SERVICED by any shuttle service. Please plan on having a car or a roommate with one to get to and from work.

Winter Park Mountain Lodge

The Winter Park Mountain Lodge is a hotel that is located directly across Highway 40 from the resort. It is walking distance from the resort and there is also a shuttle that runs to the resort and to the towns of Winter Park and Fraser.

1. WHAT FURNISHINGS ARE PROVIDED IN THE UNITS?
The exact inventory varies by unit. However, in general there will be a bed, dresser, couch, table, chairs, TV and basic kitchen equipment. Tenants should bring bed linens, pillow, blankets, bath towels, alarm clock, and clothes hangers. Some tenants have brought a laptop, stereo, and radio.

2. DO THE UNITS HAVE LAUNDRY ROOMS? IF NOT, WHERE ARE LAUNDRY FACILITIES AVAILABLE?
There are washers and dryers in each of Grand Meadows units. There is a coin operated washer and dryer in the lounge at the Fireside. Most of the remaining properties have a laundry room conveniently located on the premises. There are also Laundromats in the towns of Winter Park and Fraser.

3. HOW FAR WILL I BE FROM THE SKI AREA? IS THERE A BUS TO TRANSPORT ME TO WORK?
The distance of the units from the ski area varies. However this year there are no longer any employee shuttles that run from Fraser to Winter Park. The only employee housing property that will have shuttle service will be the Winter Park Mountain Lodge. If you plan on living in any of our properties in Fraser or Tabernash, you will have to find your own transportation to and from work.

4. WHAT ARE THE PRICES OF THE UNITS?
Fireside Inn

$265 per person, per month. The Fireside usually has two people in each unit sharing a bedroom.
Condominium
$325 to $450 per person, per month depending on the unit and room choice. There will usually be 4 people in each unit, 2 people per bedroom.
Grand Meadows House
$315 per person, per month for shared room
$395 per person, per month for a private room
Winter Park Mountain Lodge
$250 per person, per month for shared room
$395 per person, per month for a private room

5. ARE UTILITIES INCLUDED IN THE RENT PRICE?
Yes they are. Water, gas, snow removal, and trash removal bills are paid by Winter Park Resort.

6. WHAT IS MY INITIAL FINANCIAL OBLIGATION?
Following notification you have been hired by Winter Park Resort and approved for housing, your security deposit must be received within 10 days to secure your unit. The first month's rent must be paid no later than when you arrive. There will be no exceptions.

7. CAN I PAY MY DEPOSIT OVER THE PHONE?
Yes. Credit card information is accepted over the phone or via email. Required information is the card number, expiration date, the exact name on the card, and the exact amount of payment.

8. CAN I PAY MY DEPOSIT AND RENT WITH SOMEONE ELSE'S CREDIT CARD?
 Yes, with approval from the party owning the credit card. 

9. IS THE FIRST MONTH'S RENT PRO-RATED?
 Yes, partial months at the beginning and end of the lease will be prorated.

10. HOW MANY PEOPLE WILL LIVE IN EACH UNIT?
Fireside = 2
Condominium = 4
Grand Meadows = 4
Winter Park Mountain Lodge = 1-2 

11. WHAT HAPPENS IF I DECIDE TO LEAVE BEFORE THE END OF MY LEASE AGREEMENT? WHAT HAPPENS IF I QUIT? WHAT HAPPENS IF I AM FIRED?
You will forfeit your security deposit. Also, any rent owed, but not yet collected, will be deducted from your paycheck. 

12. WHAT KIND OF CLEANING IS EXPECTED IN ORDER TO GET MY DEPOSIT BACK?
The Housing Office will provide explicit instructions on how to clean the unit before you vacate it. Very specific standards must be met. 

13. HOW LONG DO I HAVE TO WAIT TO GET MY SECURITY DEPOSIT BACK?
The lease agreement states that it may take up to 60 days to refund deposits. This length of time is required in order to allow for all the units to be inspected and cleaned or repaired as necessary. Cleaning and repair charges are then deducted from the deposit before refunding. 

14. DO YOU DO HOUSING INSPECTIONS AND RANDOM DRUG TESTING?
We perform periodic inspections to ensure the units are being maintained in accordance with our standards and to check for damage that has not been reported. Winter Park Resort employees are subject to drug testing following any work-related accident, damage to company property, and for reasonable suspicion.

15. CAN YOU TAKE MY RENT OUT OF MY FIRST PAYCHECK?
No. You will be required to pay rent for the first month prior to arrival or the day you check in and sign your lease. We will begin deducting rent from your paycheck after you have started working (typically your second paycheck). 

16. CAN I WRITE A CHECK FOR RENT INSTEAD OF IT BEING DEDUCTED FROM MY PAYCHECK?
No. It is much more convenient to have rent deducted from paychecks. Half the rent is deducted each pay period (every two weeks). 

17. I HAVE PROBLEMS WITH MY ROOMMATE. WHAT CAN I DO?
We provide you with some hints on how to get along with your roommate(s). Most problems can be resolved by frank and open communication. We suggest that roommates discuss and agree how to split cleaning responsibilities, cooking, food, etc. 

18. THE _____________ IS BROKEN IN MY UNIT. WHAT DO I NEED TO DO?
Notify the Employee Housing Coordinator who will then prepare a Work Order. Employee Housing Maintenance will respond to problems in a timely manner. 

19. I HAVE LOCKED MYSELF OUT OF MY UNIT, WHAT DO I DO?
Come to the Housing Office and we can provide you with an extra key on a temporary basis. If you lose a key, then you will be charged a fee for the cost of changing the locks in the unit. 

20. IT IS AFTER HOURS AND I HAVE AN EMERGENCY MAINTENANCE PROBLEM. WHOM DO I CALL?
For emergency situations only, call Security at 970.726.1500 and describe the nature of the problem. The Security Officer will make the appropriate notifications. For all other problems, wait until normal office hours the following day and notify the Housing Office.
